Success at 42/42A Ord Court
After six months of effort, CHN prevailed.  The project will keep the existing structure on Ord Court  & reduce the size of the development significantly.

The Developer proposed to expand a 1,860 square-foot structure to 4,855 square feet, a 161% increase, which exceeds the threshold of 3,000 sq ft in the Corona Heights Large Residence Special Use District’s Ordinance by 62%.  The Developer initially planned 4-stories of living space and the addition of a 2-car garage.

On Thursday, August 29, San Francisco's Planning Board approved a proposal that:
  • Kept the existing structure on Ord Court, preserving the charm of this cul-de-sac.
  • Reduced square footage by 900 sq ft (over 18% reduction).
  • Removed the proposed fourth floor of living space
  • Reduced garage from 2 cars to 1.

Thanks to all that helped this Successful Effort which included:
  1. Extensive Involvement of the Immediate Neighbors
  2. Countless Meetings with Developer
  3. Poster Campaign on every lamppost
  4. Door-to-door distribution of 500 flyers
  5. Petition Against Developer's Initial Plans with 100 Signatures of Nearby Residents
  6. Two Planning Commission Meetings
  7. Extended last-minute negotiations with Neighbors, Developer & District 8 Supervisor Rafael Mandelman and his Legislative Aide Kyle Smeallie

Special THANKS to Rafael and his team for all the hard work & countless hours!.
